Step-By-Step Guide on How to Get a Pag-IBIG Loan

One of the great benefits of being a member of Pag-IBIG Fund is the housing loan. If you are not over 65 years old and have remitted 24 monthly contributions to Pag-IBIG Fund, you may avail of this housing loan. You should not have any outstanding housing or multi-purpose loans with Pag-IBIG, nor should you have a Pag-IBIG housing loan that had been cancelled, bought back, or foreclosed.

Even minimum wage earners can have the opportunity to buy their own home through the Affordable Housing Program. With the End-User Financing Program, members can borrow up to ₱6 million. The maximum repayment period for a Pag-IBIG Fund housing loan is 30 years. Know how to apply for one in just five steps.

1) Get The Relevant Forms

You can get the housing loan application form and the checklist of requirements by visiting your nearest Pag-IBIG Fund office, or by going online and visiting www.pagibigfund.gov.ph. Click on the link that says “Forms” and you can download them for free.

You need to accomplish a medical questionnaire and undergo a full medical examination if you are over 60 years old and an OFW, or if you are 60 years old and borrowing over ₱2 million up to ₱6 million.

If you are curious about rates, you can easily do a quick check by using our online calculator. This will give you an idea on the current BPI housing loan interest rate in comparison to other banks.

2) Submit Your Pag-IBIG Fund Housing Loan Application

After filling out the necessary forms and completing the requirements, you can submit your application. There is a non-refundable partial processing fee of ₱1,000 that you will need to pay upon submission of application.

If the property is located in NCR, you can head to the Pag-IBIG Fund offices in Shaw Boulevard, Kamias, or Imus. If it’s a provincial property, you can file the application at the nearest Pag-IBIG Fund office to the said property.

If you prefer to do it online, go to www.pagibigfund.gov.ph and click on E-Services. Note that it takes about 20 working days to process your housing loan. This includes property valuation and credit investigation already.

3) Receive Your Notice of Approval

If your housing loan application is approved, you will receive your Notice of Approval (NOA) or Letter of Guarantee (LOG). You can now sign your loan documents.

If your loan application is disapproved, it could be because of several reasons. When evaluating your loan application, Pag-IBIG Fund will also check your records, employment status, and your capacity to pay. They will evaluate the property and its appraised value. If you fail to meet any of these requirements, your loan application will get disapproved.

4) Complete Your NOA Requirements

You have 90 days to accomplish your NOA requirements. Note that there will be different requirements depending on the property you want to purchase. We suggest that you do it right away because some of the requirements take days, or even weeks to complete. Don’t do it at the last minute. The sooner you can submit complete and correct documents, the sooner your check will be released to you.

5) Receive Your Loan Proceeds

You can now collect your loan proceeds from Pag-IBIG Fund. Just present two valid IDs. You should also bring 12 postdated checks with you if payment for the loan is not through salary deduction. Once you have the check with you, just give it to the seller of the property as your payment.

Confirmed cast includes Tilda Swinton as the Ancient One, Mads Mikkelsen as villain Kaecilius, and Chewetel Ejiofor as Baron Karl Mordo, Strange’s canonical arch-enemy. Benedict Wong confirmed at Comic-Con that his character Wong is getting a modern update and larger role as drill sergeant and master of the mystical arts.

Guardians of the Galaxy Vol. 2 opens Friday, May 5, 2017Guardians of the Galaxy 2 continues the adventures of the Guardians crew as they fight to keep their newfound family together as they unravel the mysteries of Peter Quill’s (Chris Pratt) true parentage. More details were revealed at Comic-Con including Yondu’s (Michael Rooker) alliance with the Guardians, the introduction of Star Lord’s father Ego (played by Kurt Russel), and Groot’s new turn as Baby Groot. Newcomers to the Guardians cast include Sylvester Stallone, Pom Klementieff, and Elizabeth Debicki.
  3. Wonder Woman opens Friday, June 2, 2017Wonder Woman breaks new ground next June as the first female-fronted, female-directed superhero movie. Set during WWI, Wonder Woman tells the origin story of Diana Prince and her transition from the island paradise of Themyscira to the world of men. Monster director Patty Jenkins leads the charge with Gal Godot as Diana Prince/Wonder Woman, Chris Pine as Captain Steve Trevor, Connie Nelson as Diana’s mother Queen Hippolyta and Lucy Davis as Wonder Woman’s best friend Etta Candy.

Spider-Man: Homecoming opens Friday, July 7, 2017Spider-Man: Homecoming marks the first entry of Spider-Man into the Marvel Cinematic Universe, and the third reboot of the Spider-Man franchise that began with Spider-Man (2002) and The Amazing Spider-Man (2012).Director Jon Watts (Clown, Cop Car) describes Homecoming as a “straight-up high school movie about a 15-year-old kid … the ground level of Marvel Universe.” Confirmed cast includes Tom Holland as Peter Parker/Spider-Man, Robert Downey Jr. as Tony Stark, Marisa Tomei as Aunt May, and Michael Keaton as Adrian Toomes/Vulture.

Thor: Ragnarok opens Friday, Nov. 3, 2017Next November we’ll finally get to see what Thor (Chris Hemsworth) and Bruce Banner (Mark Ruffalo) were up to while the Avengers battled it out during Captain America: Civil War. (Hint: The Hulk finds his way to Asgard.) Comic-Con concept art hinted at possible “Planet Hulk” storyline elements with images of Hulk and Thor clashing in the arena. Reprising their roles are Tom Hiddleston as Loki, Idris Elba as Heimdall, Anthony Hopkins as Odin, and newcomers to the Thor franchise Karl Urban, Jeff Goldblum, and Cate Blanchett. Taika Waititi (Eagle vs Shark, What We Do in the Shadows) directs.

Justice League opens Friday, Nov. 17, 2017Justice League tells the story of Bruce Wayne’s (Ben Affleck) initial formation of the league of heroes and gives more screen time to characters we glimpsed briefly in Batman v Superman: Dawn of Justice: The Flash (Ezra Miller), Aquaman (Jason Momoa), and Cyborg (Ray Fisher). Although not shown in the trailer, Henry Cavill’s return as Superman was confirmed during Comic-Con and in the shiny promo art above.

Deadpool 2 opens Friday, Jan. 12, 2018In an interview with /FILM, producer Simon Kinberg revealed, “I think Deadpool 2 will comment on anything that’s happening in movies today especially in superhero movies. The sort of glut or saturation of these movies and the proliferation of sequels is definitely something we’ll play around with.” We’ll find out more, including who will be cast as Deadpool’s infrequent ally Cable, as we get closer to 2018.
  8. Black Panther opens Friday, Feb. 16, 2018Creed director Ryan Coogler brings Black Panther to the big screen in 2018. This will be Coogler’s third movie with Michael B. Jordan, who plays the antagonist (Erik Killmonger) to Chadwick Boseman‘s T’Challa/Black Panther. Joining the cast are Lupita Nyong’o as Nakia, and Danai Gurira as Okoye, the head of the Dora Milaje, personal bodyguards to the Wakandan King.
  9. The Flash opens Friday, March. 16, 2018Ezra Miller will have appeared as Barry Allen/The Flash in at least three DC movies before he gets his own standalone in 2018. Audiences won’t have to wait long to see Barry Allen’s story, as The Flash premieres only four months after Justice League. Director Rick Famuyiwa (Dope, The Wood) kicks off filming in January 2017. Confirmed cast includes Dope actress Kiersey Clemons as Allen’s love interest, Iris West.
  10. Avengers: Infinity War opens Friday, May 4, 2018Infinity War is the culmination of the Infinity Stone/Thanos storyline that has touched almost every Marvel movie since Thor. The Russo Brothers (Captain America: Winter Soldier, Captain America: Civil War) take over directing duties from Joss Whedon and are teaming up again with writing duo Markus and McFeely for Avengers: Infinity War and the subsequent Untitled Avengers Movie. The Russos have experience juggling large ensemble casts (see Civil War) and will be put to the test once again, incorporating casts from both Avengers and Guardians of the Galaxy. Unconfirmed cast includes Chris Pratt as Star Lord, Chris Hemsworth as Thor, and Josh Brolin as Thanos.
  11. Aquaman opens Friday, July 27, 2018Horror director James Wan, (Saw, The Conjuring) takes on his first superhero movie with Aquaman. During Comic-Con, Wan talked about bringing his horror sensibilities to the DC Universe, describing the movie as an “opportunity to explore this universe and bring a bit of my horror element to this, the deep sea, the scary world, and of course the wondrous world of Atlantis.”We’ll get a proper introduction to Jason Momoa’s Arthur Curry/Aquaman in Justice League in late 2017. Confirmed cast includes, William Dafoe as chief scientific adviser of Atlantis, Nuidis Vulko, and Amber Heard as Queen of Atlantis and Aquaman’s wife, Mera.
  12. Ant-Man and the Wasp opens Friday, July 6, 2018Paul Rudd, Evangeline Lily, and Michael Douglas reprise their roles as Scott Lang, Hope van Dyne, and Hank Pym in Ant Man and the Wasp. This will potentially be Paul Rudd’s fourth appearance in the MCU with Ant-Man (2015), Captain America: Civil War (2016), and (rumored) Avengers: Infinity War (2018). Peyton Reed returns as director, and more plot details will be revealed as we get closer to 2018.
  13. Captain Marvel opens Friday, March 8, 2019Brie Larson was announced as Carol Danvers/Captain Marvel, the newest member of the Marvel Cinematic Universe during Comic-Con, which makes Captain Marvel the first female-fronted superhero movie in the MCU. Writers Nicole Perlman (Thor, Guardians of the Galaxy) and Meg LeFauve (The Good Dinosaur, Inside Out) are confirmed as scriptwriters, with Elizabeth Wood (White Girl) confirmed as director. However, we’ll have to wait until 2019 to see Captain Marvel’s story unfold.
  14. Avengers: Infinity War 2 opens Friday, May 3, 2019Joe and Anthony Russo will direct the fourth Avengers film, which just underwent a name change from Avengers Infinity War: Part 2 to Untitled Avengers Movie. The third and fourth Avengers are being shot back-to-back and entirely in IMAX.
